Schematic Design:

Establishes the general scope, conceptual design, scale and relationships among the components of the project.  The primary objective is to arrive at a clearly defined, feasible concept and to present it in a form that achieves client understanding and acceptance.  The project program is clarified during this phase through the exploration of primary and alternate design solutions.

Design Development:

The period in which the design itself achieves the refinement and coordination necessary for a really polished work of architecture.  The primary objective during this phase is to work out a clear, coordinated description of all aspects of the design.

Construction Documentation:

The written and graphical documentation prepared or assembled by the architect for communicating the design and administering the project.  The primary objective during this phase is to assemble and provide organized instruments of service whose content clearly reflect the needs and approved parameters of the project,

Bidding & Negotiation:

The phase of the architect’s services during which competitive bids or negotiated proposals are sought as the basis of awarding a contract for construction.

Construction Contract Administration:

The phase of the architect’s services that includes the architect’s general administration of the construction contract.  These services typically include the review of amounts due to the contractor, the review of contractor submittals; preparation of change orders (if any) and may include construction site observation to determine project development schedules.
